Mortgage + Property Loan Routing

Status: LIVING reference. Locked 2026-04-30 by Sam.
May 19, 2026 proof update: STR mortgage amounts refreshed from May 15 portal screenshots saved under STR-Operations/mortgage-proof/2026-05/. Selene routing now has direct portal evidence for Checking Account (6651), and live BOS v1 was corrected to 9312 - 6651. Shellpoint payment method still needs a post-debit/portal proof if account routing matters; live BOS v1 currently also shows 9312 - 6651, which is suspect for a 9332 mortgage but unproven.
Purpose: Prevent confusion between personal residence vs STR property loans + clarify Mildred-visible vs Sam-only views.

Property → Operating Chase account mapping (locked 2026-04-30 3:45 PM)

The mortgage holder + the property operating account are different entities. Older v2 docs assumed STR mortgages were paid via Chase 5777; May 2026 portal evidence now shows Selene uses Checking Account (6651). Shellpoint's pay-from account is not visible in the screenshot I found, so keep Shellpoint routing as TBC until portal/payment proof is captured. Fifth Third home remains Chase 5007 per Apr 30 lock.

Mildred's monday.com note Apr 30 ("Pay any 9312/9332 vendors from HSC 1260") may need clarification — is HSC 1260 a routing override, or are vendors actually pulling from 6651 / 2528? Sam to confirm next session if it matters.

Sam's own life insurance — open loop

Prudential Life Insurance — currently lapsed/inactive. Sam needs to:
1. Contact Prudential — see if reactivation is possible
2. Get current premium quote (Sam noted: "nice amount of money")
3. Decide: reactivate Prudential vs new policy elsewhere

This is NOT in the BOS obligations sheet because it's not active. Adding here so it doesn't drop. → Open loop, no deadline yet.


What this enables

Mildred view (STR-related only)

Mildred manages STR ops (9312/9332 vendor coordination, HOA, repairs, reimbursements, etc). She gets visibility into:
- Shellpoint (9332) — confirm autopay cleared, escrow updates, statements
- Selene (9312) — same
- William Penn insurance — once confirmed STR vs personal
- 9312/9332 vendor payments (per her monday.com item Apr 30)
- Duke Energy (FL utility per CONTEXT)
- Toho Water (FL utility)
- Pool/pest/lock/cleaner vendors
- HOA payment plan (Sheila Apr 27 callback pending)

  3. Selene routing: live BOS v1 corrected May 19 from 9332 - 2528 to 9312 - 6651, based on Selene portal proof.
  4. Shellpoint routing: amount is now verified at $3,161.51; pay-from account remains TBC because the portal screenshot did not show the funding account. Live BOS v1 currently shows 9312 - 6651, which may be wrong for a 9332 mortgage but needs proof before changing.
  5. William Penn next-due date — Sam to verify (he flagged "I have to see when the next one is owed").
  6. Prudential life insurance — Sam to call about reactivation, get premium quote.

Once these 4 are answered, BOS v2 sheet should get a new "Mildred_Visible" column (Y/N) on each obligation row, and the operations summary email Mildred receives can filter to only Y rows.
