Smart-Home & Device Inventory — Hook Street

Living reference. Last updated: June 1, 2026. Source = Sam's voice walkthrough + eero app device scans (NY net "Cookies" · FL net "Cookies_12").

Primary purpose: AKKO Home Plan insurance enrollment (§6) — register every device for device-protection coverage via agent Natan Wolf. Also feeds (a) Mildred's "Smart Device list" sheet and (b) the Smart-Home Control Plane build (§5). Two buckets: controllable (a hub can operate) vs endpoints (clients on the network) — for insurance, BOTH count.

4 · Open items (carry forward)

  1. Replace the one FL Schlage Encode lock (needs on-site visit).
  2. Reconnect + charge the 589 Hook Ring doorbell.
  3. Check the FL front Blink cam (trees blocking? low battery? reposition).
  4. Identify the AMPAK device on the NY network (security hygiene — unknown device).
  5. Buy + install the FL Wi-Fi pool breaker + Wi-Fi pool heater control.

5 · Control Plane (the "one place that controls everything")

Every brand above is a native Home Assistant integration. Target architecture:
1. Home Assistant hub (~$100 mini-PC) at 589 Hook — auto-discovers eero, Ring, ecobee/Honeywell, Hikvision NVR (RTSP), Brother, Samsung/Hisense/Roku/TCL TVs, GE oven, Kasa/Amazon plugs + bulbs, fridge, Echo.
2. Tailscale (private VPN) — devices stay off the public internet; only Sam + his agent reach them.
3. Bridge to ops-api Worker + Telegram bot — "text the bot → control the home."

First win: the Brother printer (already on the network, the thing Sam flagged wanting connected) — prove one control action, then expand FL.

Trust posture: highest-trust layer in the system. Stage it, Sam approves each step, keys live on the home device / Script Properties — never in git, never pasted in chat. (Why we did NOT take the eero login.)


6 · AKKO Home Plan — insurance enrollment

Agent: Natan Wolf (Natan Wolf Phone Repairs LLC) · Carrier: AKKO (contacts: Gina, Jerra). Following up since Apr 13 2026; Sam committed "everything after Memorial weekend" → overdue as of June 1 — this list is the deliverable.

Terms confirmed by AKKO (Jerra, Apr 21):
- One plan per property, but all devices register under one login.
- STR / not-owner-occupied is covered — Sam specifically confirmed (critical for claims; STR homes are the higher-risk, higher-value case — 12 TVs/home guests can damage).
- → 3 plans: NY (589 Hook) · 9312 · 9332.

Enrollment manifest = §1 + §2 (every device, both buckets). Per-property roster Sam hands Natan:

To confirm with Natan before/at enrollment:
- Which device categories the Home Plan actually covers (phones/laptops/tablets/TVs/consoles = yes; large appliances like fridge/oven + networking gear may be excluded or capped — verify).
- Whether values / serials are needed now or at claim time.
- Per-plan premium × 3 properties (cost-vs-coverage; STR plans likely worth it on TV/guest-damage risk alone).

Open repair (separate, same vendor): Chanie's phone — back glass replaced, shattered again on a normal fall; Natan to repair.
