⚡ HOW TO READ THIS DOCUMENT
This is the canonical context file for all Hook Street Capital operations. Read it top to bottom once. Then:
- For Claude Code sessions: Jump to SECTION 6 (Build Queue)
- For daily operations: Jump to SECTION 4 (Open Loops)
- For new business conversations: Start at SECTION 2 (Who Sam Is)
- For financial decisions: Jump to SECTION 5 (Financial Picture)
One rule above all others: Nothing is closed without proof. Don't mark anything done unless you have confirmation.

SECTION 2 — WHO SAM IS (Strategic Profile)
This section is the output of a comprehensive strategic analysis session (May 5, 2026). Use it to inform every recommendation.
Cognitive Profile
Sam is a synthesizer, not just a diagnostician. He combines disconnected things others haven't combined and sees what results. Every major insight he's had — LevSMS/kosher phone constraint, 613 shirt + Twillory manufacturing, DHS relationship + distressed RE — came from connecting two separate worlds.
He is a Visionary/Integrator hybrid:
- When working IN someone else's chaos (client work): he IS the Integrator. He walks in, sees the architecture, builds the system. This is what took Pilgrim Realty from 35% to 98% occupancy. This is Eden Gardens.
- When working ON his own ideas: he's the Visionary. He architects brilliantly and stops at ~80% because there's no external accountability forcing the close.
The 80% pattern: Real, self-identified, documented across every major build (BOS, MIS, Command Center web app, Eden Gardens engagement). The fix is structural, not disciplinary — he needs an Integrator for his own operations.
Professional Background (Resume Facts)
- Pilgrim Realty (2009–2015): Managed 450+ residential units in multiple buildings. Took occupancy from 35% → 98%. Reduced violations by 2/3 in 90 days. Coordinated with NYC Department of Homeless Services. This is institutional-level turnaround work he didn't recognize as exceptional at the time.
- High Score Capital / Drawbridge Investments (2019–2020): Chief Underwriter. Multi-million dollar deals. Convertible notes, equity structures, warrants. Real institutional finance credential sitting dormant.
- Hook Street Capital (2015–present): Principal. Financial consulting, STR management, acquisitions analysis, non-profit events.
Languages
English (native), Hebrew (fluent), Yiddish (fluent). Significant bridge asset for Israeli-American business development.
What Sam Should Be Doing (Strategic Conclusion)
His product is: walking into complex situations and making them clear. That's what he gets paid for when it works. The business model that fits him:
- Short, complete, paid deliverables (not long open-ended engagements)
- Multiple clients simultaneously (not one employer)
- Callable on retainer (not hired full time)
- Moving between situations (not sitting in one office)
- AI handles packaging, Mildred handles coordination, Sam handles the seeing
Income potential properly structured:
- STRs stabilized: $55–80K net/year
- 2 consulting retainer clients at $5K/month: $120K/year
- 1–2 underwriting deals/month at $3K each: $72K/year
- Total realistic 18-month target: $250–350K/year
- LevSMS at scale (3–5 years): $500K–$2M+/year
SECTION 3 — ALL BUSINESS LANES
LANE A: STR Properties (ACTIVE — needs stabilization)
Properties:
- 9332 Sommerset Hills Dr, Davenport FL 34747 — "Frozen Villa" — 8BR/5BA, sleeps 18
- 9312 Sommerset Hills Dr, Davenport FL 34747 — "Lion King Villa" — 8BR/5BA, sleeps 18
- Both in ChampionsGate community, 4 doors apart
- Airbnb primary platform | Cleaner: Luciana (via Turno) | Smart locks: Parker
- Pool heat ON
Airbnb listings:
- 9332: https://www.airbnb.com/rooms/797124679730479939
- 9312: https://www.airbnb.com/rooms/888630410488333881
HOA Litigation (ACTIVE):
- Law firm: Di Masi Burton
- Cases: 15256.2025 + 15257.2025
- Attorney: Asher Gulko (asher@gulkoschwed.com)
- Status: Authorization letters sent to Brittany Temple; awaiting payoff statements + litigation waivers
- RULE: Mildred is NOT CC'd on HOA correspondence
Property maintenance backlog (deferred — pending Orlando trip):
- Front door repairs
- Pool heater valve
- Remote pool breaker
- HVAC check
- Pest control
- Gutter/soffit work (contractor Alex — get formal quote)
OVH (One Vacation Home) dispute: Narrowed and largely resolved. $1,716 accepted for 9332, nothing owed for 9312.
Pending: Orlando trip to address maintenance. Trip was deferred April 20 because Eden Gardens Invoice #20028 ($20K) wasn't paid. Sam doesn't want to be in Orlando while invoice is open.
Revenue potential: $85–110K gross/property/year at proper ADR + occupancy. Two properties = $170–220K gross → $55–80K net after expenses.
LANE B: Hook Street Services — Villa Concierge (ACTIVE — partially live)
Website: hookstreetservices.com (live on Netlify)
GitHub repo: zee78900/hookstreetservices-site
Email: info@hookstreetservices.com (needs to route to sam@hookstreetcapital.com)
WhatsApp: https://wa.me/message/7BAOGV7WPEEAI1
What the site does: Luxury villa concierge for large groups near Disney World. Two flagship 8BR villas + sourcing network across 10+ Orlando communities (ChampionsGate, Reunion, Windsor Hills, Encore, Solara, Solterra, Eden Gardens, Windsor Island, Emerald Island, Villatel).
Kosher/Pesach angle: Full kitchen kashering coordination, kosher grocery guidance, minyan proximity prioritized, extra appliances, Yom Tov seating. This is the differentiated positioning.
Concierge services menu:
- Airport transfers (MCO, TPA, JFK, LGA, EWR)
- Grocery provisioning
- Kitchen kashering
- Private chef / catering (kosher available)
- Theme park planning
- Event setup / equipment rental
Intake: Google Form at https://forms.gle/oTazMyd14HFsteg9A
SITE STATUS — 3 things blocking full operation:
- Hero/property images not uploaded to repo (images/ folder empty)
- formsubmit.co contact form not activated (needs first submission + email confirmation click)
- Photos missing from gallery — onerror handlers catch gracefully but site looks empty
Site has 4 HTML files in repo — only ONE should be canonical: The navy/gold/cream version (index.html with Cormorant Garamond + DM Sans) is the strongest. Others are earlier drafts. Consolidate.
Pricing (current):
| Service | Price |
|---|---|
| Villa booking (flagship) | $150–300 service fee |
| Custom villa sourcing | $250–500 + % of stay |
| Kosher/Pesach setup coordination | $300–800 |
| Airport transfer coordination | 15% of trip cost |
| Full concierge package | $750–1,500 flat |
SEO opportunity: Rank for "kosher Pesach vacation Orlando," "Disney area villa kosher," "8 bedroom ChampionsGate Pesach rental." Content + Google Business Profile = page 1 achievable.
LANE C: Eden Gardens Consulting (CLOSING — invoice outstanding)
Client: Huvie + Eli Steinhardt
Engagement: ~$65K total, ~3 months
Status: Engagement effectively concluded April 7, 2026
Invoices:
- Invoice #20025 ($5K): PAID ✅
- Invoice #20028 ($20K): UNPAID ❌ — ONLY OUTSTANDING INVOICE
- Invoice prefix: 2xxxx (service/consulting)
Key contacts:
- Jessica Gunner (admin contact) — follow-up sent
- Huvie: direct client, reviewing
- Yanky: handles mikvah/marketing (not Yoni)
- Aron Kessler: potential Shul Ops Lead
Do NOT surface Eden Gardens internal matters (Kessler, VIP Commercial, staffing) in briefs.
Action: Collect $20K before any Orlando trip. This is non-negotiable.
LANE D: BOS (Business Operating System) — Google Sheets
Primary file: HookStreet_Command_Center_Rebuilt (Google Drive)
GitHub repo: zee78900/hookstreet-bos-sheets
Version: ZW-ENGINE-V8 (rebuilt March 25, 2026)
Architecture: 63-tab Google Sheets + Apps Script
Key tabs: Command_Center, Mildred_Start, Integrity_Check, Action_Master, Waiting_Master, Obligations_Master, Invoice_AR_Master, Decision_Master, Print_Invoice_Rebuilt
Doctrine: Input / Engine / Output / History layer separation. Vectorized formulas only. Zero formula errors. Apps Script for orchestration only. One source of truth. Batch reads/writes. Fail-soft. Delegatable in <15 min.
Known bugs to fix (BOS):
- Mildred_Start auto-population not working (should pull top open items from Action_Master daily at 7:30 AM)
- Quick Capture router — dedup, junk filter, two-destination split
- Command Center dashboard formulas (COUNTIF/SUMIF from Action_Master, Invoice_AR_Master, Revenue Log)
- STR booking intake (Airbnb confirmation email → log row + cleaning task in Action_Master)
- manager_scheduleDailyTriggers script failure (function missing from script)
Invoice prefixes:
- 1xxx = Transportation
- 20xxx = Services/Consulting
- STR = property bookings
LANE E: MIS (Market Intelligence System)
Primary file: MIS_v7.1_gsheet (Google Drive) — modified May 3, 2026
GitHub repo: zee78900/MIS (commits via PowerShell)
Architecture: FINAL_STATE_ENGINE as single authority
MIS is producing daily reports (confirmed working as of late April 2026).
Known bugs (MIS):
- Sector mapping reads ticker symbol as sector name — fix field mapping in Schwab API parser
- Last 5 Trades frozen (showing stale data)
- Schwab API OAuth2 pending — client ID/secret added, browser auth step outstanding
- Finnhub earnings ~60% populated
- Template placeholders rendering as literal text in some report runs
Full bug table (from forensic audit):
| # | Bug | Fix |
|---|---|---|
| 1 | Frozen trade history | Confirm data pull timestamp == today's market close |
| 2 | Broken P&L formatting | Standardize: +$X.XX gains, -$X.XX losses, always 2 decimals |
| 3 | Template placeholders in output | Confirm every {...} token substituted before send |
| 4 | Duplicate/missing emails | Idempotency key on date + account before send |
| 5 | Stale data flags missing | Always include data-as-of timestamp + market status |
| 6 | Broken position sizing | shares × current_price for market value |
| 7 | Sector mapping reads ticker as sector | Sector from mapping table, not ticker field |
Gmail doctrine: ALWAYS search all-mail — financial confirmations are auto-labeled and skip inbox. NEVER restrict to in:inbox.
LANE F: Mom's Wholesale Clothing OS (NOT YET BUILT)
Business: Women's wholesale clothing. Turkey + HK manufacturing. US showroom sales.
Current state: Manual Excel, hand-written order numbers, Box folders
Status: Architecture designed, not built. Phase 1 priority.
Critical concepts AI must understand:
- Orders ≠ Invoices (order placed at show Feb → ships Aug → invoiced on shipment)
- Chargebacks: buyers deduct from payments without authorization — must track
- Net terms: AR aging from DUE DATE (not invoice date)
- Season tagging on all records
- Partial shipment handling
- Multi-currency vendor payments (Turkey TRY, HK HKD)
- Resale certificate management by state
Tab architecture (Phase 1): Config → Styles_Master → Customers → Orders_Log → Invoices_Master → Print_Invoice → Apps Script
End user is NOT a power user. All complexity hides behind simple forms, dropdowns, buttons.
Skill to use: /mnt/skills/user/business-os-spreadsheet/SKILL.md
LANE G: LevSMS / Malca Yenta Networks (IDEATION STAGE)
Parent LLC: Malca Yenta Networks LLC (Delaware — NOT YET FILED)
First product: LevSMS (SMS community info)
Second product: LevGroup (friend/class digest)
Local pilot brand: NW Pulse (North Woodmere, Nassau County NY)
Core insight: SMS-only community information service for observant Jewish communities with kosher/basic phones. No app, no login, no smartphone required.
Critical technical constraint: Fig (kosher phone carrier) blocks AI-appearing SMS numbers at carrier level → two-number system required. Keyword-only interaction model.
Names researched and rejected (20+): The Kiosk, The Luach, Shamash, Gabbai, HaKol, The Maven, The Wire, The Switchboard, KehillaPulse, Yenem, and more — all eliminated due to trademark, domain, or semantic conflicts.
Monetization model:
- Rotating sponsorships ($500–2,000/community/month)
- ZIP-targeted advertising
- Community licensing fees ($500–2K/community white-label)
- Vendor directory
Prototype test group: Boys from Sam's community in North Woodmere — surveyed, unanimous demand confirmed for minyan schedule via SMS.
Tech stack: Twilio + Node.js + Airtable (v1) → Supabase (v2)
Pending legal/setup (~$2,132 total):
- Delaware LLC filing
- EIN
- Domains: malcayenta.com, malcayentanetworks.com, levsms.com, levsms.io, nwpulse.com
- Trademark search (check "The Yenta Network Inc." active NY corp — trademark class first)
Status: Nothing filed. Everything pending. This is Sam's highest long-term opportunity but requires dedicated focus to launch.
LANE H: Advisory / Consulting Practice (POSITIONING NEEDED)
This is what Sam does for clients but has no client-facing front door.
Core offering: Sam walks into complex organizational situations and makes them clear. He diagnoses systems, prescribes fixes, builds frameworks. Not ongoing management — clarity and architecture.
Proven by: Pilgrim Realty turnaround (35%→98% occupancy), Eden Gardens ($65K engagement), Drawbridge (Chief Underwriter on multi-million dollar deals).
What to build:
- One-page at hookstreetcapital.com with: who Sam is (2 sentences), what he does (3 bullets), how to engage (Google Form + WhatsApp)
- No need for complex site — clarity is the product, the page should model it
Services menu:
| Service | Price | Sam's Time | Who Else |
|---|---|---|---|
| Clarity session (90 min) | $500–1,500 | 2 hrs total | None |
| Business diagnostic + written report | $2,500–5,000 | 6–8 hrs | AI packaging |
| Monthly advisory retainer | $3,000–6,000/mo | 4–6 hrs/mo | None |
| BOS/Sheets OS build | $5,000–15,000 project | 10–15 hrs | Claude Code builds |
| AI integration setup | $2,500–7,500 | 8–12 hrs | Claude Code |
How to get clients:
- Listen for complaints in existing conversations → offer one insight → let them pull
- LinkedIn content (voice notes → Claude → posts) builds inbound
- Referral network from Eden Gardens, Pilgrim, Drawbridge relationships
- Speaking at community events / industry conferences (Semicon West Oct 13–15, 2026)
LANE I: Underwriting-as-a-Service (CREDENTIAL EXISTS, NOT PACKAGED)
Background: Sam was Chief Underwriter at High Score Capital / Drawbridge Investments (2019–2020). Multi-million dollar deals, convertible notes, equity structures, warrants.
Opportunity: Small family offices, independent sponsors, syndicators need per-deal underwriting at $1,500–5,000/deal. Don't want a full-time underwriter.
AI-augmented workflow:
- Upload 10–20 historical deal spreadsheets → trains the pattern
- New deal: upload raw financials → AI produces first-draft model
- Sam spends 2–3 hours reviewing/adjusting instead of 2–3 days building
- Output: professional underwriting package
Target: 3–5 deals/month at $2–4K each = $72–240K/year additional income
Front door needed: Package the credential. One page. Case studies from historical deals (anonymized).
LANE J: Distressed RE / NYC DHS Operations (DORMANT ASSET)
Background from Pilgrim Realty:
- 450+ residential units in multiple Bronx buildings
- Took occupancy from 35% → 98%
- Reduced violations by 2/3 in 90 days
- Coordinated with NYC Department of Homeless Services — placed families in transitional housing
Opportunity:
- NYC DHS contracts with private operators for transitional/supportive housing — massive market
- Sam has direct DHS relationship knowledge and operational track record
- Operators need someone who understands both regulatory environment and physical plant management
- Possible connection: Yolanda/Orlando (mentioned in session) — Bronx DHS-adjacent operators
Two Bronx deals underwritten (in Drive):
- 265 E. 181 St, Fordham Heights — 25 units, 3 stores, 31.9% IRR Year 3 exit
- 465 E. 167 St + 1178 Washington Ave — 28-unit package
This is a calling card into distressed RE advisory / receivership consulting.
SECTION 4 — OPEN LOOPS (Priority Order)
🔴 URGENT
- Eden Gardens Invoice #20028 ($20K) — Collect before any Orlando trip. Follow up directly with Huvie.
- STR property maintenance trip — Deferred from April 20. Schedule once EG payment received.
- hookstreetservices.com form activation — Submit test inquiry, click formsubmit.co confirmation email. Zero inquiries reaching inbox until done.
- Schwab OAuth2 browser auth — Client ID/secret added; browser auth step still outstanding. MIS data quality blocked until complete.
🟡 THIS WEEK
- HOA litigation — Brittany Temple payoff statements + waivers. Asher Gulko to confirm status.
- hookstreetservices.com photos — Upload villa images to repo under images/9312/ and images/9332/. Site looks empty without them.
- Repo consolidation — hookstreetservices-site has 4 HTML files. Pick one canonical version (navy/gold index.html), delete drafts.
- Yankie intake questions — Send 3 voice-note questions (call Sunday May 10 — reminder set).
- Semicon West 2026 — Oct 13–15, San Francisco. Calendar event created. Register when early bird opens in May (semiconwest.org). Budget: ~$430–1,615 + hotel ~$300/night.
🟢 QUEUE
- Malca Yenta Networks LLC — File Delaware LLC ($132 state fee + ~$50 registered agent). EIN. Domains. ~$2,132 total to be operational.
- Mom's wholesale OS — Phase 1 build. Start after STR trip is done.
- hookstreetcapital.com advisory page — One page. Sam's profile + consulting intake form. No complex site.
- Nuclear energy positions — Consider BWXT, Centrus (LEU) as lower-risk structural plays. BWXT = naval nuclear + SMR upside, real revenue. LEU = only licensed domestic HALEU supplier.
- BOS bugs — Mildred_Start auto-pop, Quick Capture router, Command Center formulas, STR booking intake, manager_scheduleDailyTriggers.
- MIS Schwab OAuth — Complete browser auth step. Fix sector mapping bug.

SECTION 6 — BUILD QUEUE (Claude Code Priority)
Priority 1: hookstreetservices.com — Make It Live (2–3 hours)
Goal: Site functional with working images, working form, working calculator
Tasks:
- [ ] Upload photos to images/9312/ and images/9332/ folders in repo

Skill: /mnt/skills/user/business-os-spreadsheet/SKILL.md
Tab order: Config → Styles_Master → Customers → Orders_Log → Invoices_Master → Print_Invoice → Apps Script
Critical: Design for non-power-user. All complexity hidden. Front-end dead simple.

Gmail Conventions
- ⚡ prefix drafts = living master context documents
- Canonical reading order: CLAUDE.md → ⚡ drafts → CONTEXT.md in repo
- NEVER restrict Gmail search to in:inbox — always all-mail
- Financial confirmations from vendors are auto-labeled and skip inbox
Tool Hierarchy
- Haiku: simple tasks
- Sonnet: daily driver (this model)
- Opus: heavy lifts + Claude Code sessions
- Claude Code: terminal on laptop (ztreitel@gmail.com, Zee's Individual Org)
Hosting / Deploy Doctrine
Default to the lowest hosting layer that satisfies the job. Static public pages use GitHub Pages first. Static custom-domain or PWA shells use GitHub Pages or Cloudflare Pages first. Netlify is for forms, redirects, previews, functions, and quick agent deploys. Supabase is backend/auth/data and should be treated separately from the frontend host. Full runbook: docs/HOW_TO/hosting-deploy-decision-rule.md.
SECTION 9 — STRATEGIC PRIORITIES (May 2026)
Master build order (from CONTEXT.md Apr 2026, still valid):
- Intake layer in Sheets (BOS bugs)
- Obligations engine
- Daily/weekly triggers
- SMS MVP (Twilio + Apps Script) — LevSMS
- Mom wholesale OS
- Clean MIS architecture
What changed from this session (May 5, 2026):
- Advisory practice needs a front door (hookstreetcapital.com one-pager) — insert before #4
- Underwriting-as-a-service is a real revenue stream — needs packaging
- hookstreetservices.com needs 3 technical fixes to start generating inbound
- LinkedIn content pipeline is the inbound engine — start immediately
- Nuclear energy positions (BWXT, LEU, possibly OKLO) — evaluate when markets are right
90-Day Roadmap:
- Week 1–2: Fix hookstreetservices.com (photos + form), collect Eden Gardens $20K, build advisory one-pager
- Week 3–4: Orlando trip (property maintenance), begin content pipeline
- Month 2: BOS bug fixes in Claude Code, LinkedIn content active, first consulting inquiry from inbound
- Month 3: LevSMS Delaware filing + NW Pulse pilot, underwriting service packaged, first non-STR consulting client
SECTION 10 — WHAT CLAUDE CODE SHOULD DO FIRST
When picking up this document in a Claude Code session:
- Read this file completely before taking any action
- Check Gmail (all-mail, not inbox) for recent context updates
- Check GitHub zee78900 repos for current state
- Confirm with Sam before any blast-radius action
- Session Stop Rule: Stop when acceptance test passes OR blocker discovered OR scope creep tempts you
First session task: Fix hookstreetservices.com. Upload photos, consolidate HTML files, activate form. This is 2–3 hours of work that unlocks real inbound.
Anti-80% rule: Do NOT proceed to next module until current task passes its test. One thing to 100% before moving.
APPENDIX A — WHAT THIS SESSION DISCOVERED (NEW, NOT IN PRIOR CONTEXT)
Items surfaced in the May 5, 2026 conversation that weren't previously documented:
-
Yankie (Twillory) — Friend doing wholesale uniform/promo sales. Potential consulting client. Send 3 intake questions (voice notes, 90–120 sec each) before Sunday May 10 call. Do NOT give away the deliverable for free. Lesson from Eden Gardens: scope before work.
-
613 shirt idea — Israeli company making tzitzit dry-fit shirts. Possible manufacturing bridge via Twillory. Keep separate from Yankie conversation. Log as future thread.
-
Advisory service name: "Strategic Clarity Advisory" — use this when formal title needed. Informal: "the person you call when you're stuck."

Semicon West 2026 — Oct 13–15, San Francisco, Moscone Center. Calendar event created. Sam was early on semis last time (stocks up 200–400%) and didn't hold. This trip is about catching the next wave early. Register in May during early bird.

Nuclear energy plays:
- BWXT (BWX Technologies) — naval nuclear + SMR, real revenue, lower risk
- LEU (Centrus Energy) — only licensed domestic HALEU supplier, $3.6B order book
- OKLO — speculative SMR, Meta deal signed
- URA ETF — broad uranium exposure
- Avoid: chasing GEV (+51% YTD) and CCJ (+170% past year) — already priced in
-
Shellpoint escrow shortfall — -$1,458.28. Watch for letter. Will either require lump catch-up or spread across 12 months.
-
The "Visionary/Integrator" structural fix — Sam needs a human Integrator for his own business (not a VA — an operator who gets energy from closing what Sam opens). Performance-based, not salary. Look in existing network for someone who has execution energy but no vehicle.
-
hookstreetservices.com concept doc — in GitHub, outlines broader Hook Street Services vision beyond villa rentals: STR consulting, BOS builds, operations advisory, AI systems, LevSMS. Vision correct but premature for the site. Keep villa site pure for now. Consulting lives at hookstreetcapital.com.
-
International/Israel angle — Hebrew + Yiddish + American finance + community insider = bridge position for Israeli companies expanding to US. $10–50K per advisory engagement. No infrastructure needed to start — just the right conversation.
-
Chanie's car accident — Open coordination items: auto body shop, insurance contact, repair estimate, possible rental car. Mildred can assist.
APPENDIX B — RULES FOR WORKING WITH SAM
- Parse voice dumps accurately — He dictates in motion. Precise details are embedded in conversational phrasing. Don't miss them.
- Execution over explanation — Give him outputs that drive action, not explanations of what you're doing.
- Format: Direct, structured, operator-style. No fluff. No preamble. No recaps of what he just said.
- Major outputs: Purpose → Action → Threshold → Default → Takeaway.
- Decision Grid when comparing options.
- Deliverables in code blocks when applicable.
- Never restrict Gmail to in:inbox — always all-mail.
- Nothing is closed without proof.
- Don't surface sensitive/personal items unless Sam brings them up first.
- One thing to 100% before moving to the next.
- Mildred is NOT CC'd on HOA correspondence. Ever.
- Canonical pickup order: CLAUDE.md → ⚡ Gmail drafts → CONTEXT.md in repo → this file.
- Hosting default: Don't put every site on Netlify by reflex. Use the hosting decision rule before creating a new web deploy.
