Payment — who gets paid for what
- Advisory / underwriting → Hook Street Capital LLC (sam@). Flat fee, 50% deposit / 50% on delivery, via Stripe.
- Villa stay (your own 9312 / 9332) → that villa's Realty LLC (9312 / 9332 Sommerset Realty LLC) is the lessor/payee on the rental agreement + Stripe.
- Hook Street Services concierge/placement fee → flat fee for booking a client into a property they're not booking themselves on Airbnb (placing groups across communities, or into the two villas) — lets the client skip the Airbnb service fee and earns HSS the placement fee.
- 🔶 OPEN QUESTION (Sam to decide): When Sam books a client into his own two villas, does Hook Street Services also take a placement/management fee on top (inter-entity), or does the full stay revenue just stay in the Realty LLC? Undecided. Check with accountant on inter-entity fees before locking.
